Equal vs decreasing installments — which is better?
Decreasing installments cost less in total interest (often PLN 100k+ savings on a mortgage), but require higher borrowing capacity because the first installment is 25–30% higher. Equal installments are easier on the budget, especially early on. Around 90% of borrowers choose equal installments.
How much down payment do you need?
The minimum is 10% of the property value, but banks require extra low-down-payment insurance for LTV above 80%. The recommended down payment is 20% — LTV ≤ 80% gets the best terms. The Rodzinny Kredyt Mieszkaniowy programme allows 0% down payment with BGK subsidy.
What is LTV and why does it matter?
